Getting more than one offer on your home is every seller’s dream. This can yield a much higher price for your home than you might have thought possible.

Highest and Best:
Once we receive an offer, we will reach out to all the other agents that have shown your home and see if any of them are also wanting to write an offer. If so, we recommend that you choose a “highest and best” deadline which we tell the other agents about. This is usually a day or two out from now, and gives those agents time to meet with their buyers to write up their offers. This would look like “calling for highest and best by Sunday at 5pm.” This is the most common way to handle multiple offers.
We will present you with a spreadsheet making it easy to see the details of each offer. Once you select the best offer, we can get back to that specific agent and let them know we want to work with their offer first. If the terms are exactly what you want, we can accept this offer as written, or we can counter the offer with some of the other terms that are better from the other offers.
If we can’t come to terms with the first offer we selected, we can then move on to the second best offer, and so on.
Another way to look at multiple offers is "As They Come in".
In some instances, maybe it would be better to take a look at offers as they come in. This might be less stressful for a seller and make it easier to make a decision on just one or two offers, rather than 7 offers. In this case, we would just look at each offer as they came in, and evaluate if we would want to accept or counter each specific offer. If the idea of looking at 7 or 10 offers sounds overwhelming, this might be a better strategy.
