Selling- Preparing For The Closing

Closing day is what we sometimes call “celebration day.” It’s the day that you get to celebrate that your house is sold. There are a few things that you should remember to button up before closing and we’ll talk about that in this video.

Before the closing, there are a few things you should do. You should notify your utilities that you’ve sold the house, and let them know the close date so they can end service. This would include electricity, gas, cable, water / sewer, garbage, and your homeowners insurance. You should also review the closing documents prior to your pre-sign.

Sellers usually pre-sign about a week before the buyer’s closing, while Buyers usually sign on the day of closing. Although this makes things easier to schedule, it also means that sellers and buyers usually don’t meet in person.  The documents you sign will be delivered to the buyer's side and they will sign the same set of documents. Once everything is signed, the house is officially sold.

You can now get your proceeds from the sale.  You usually have the choice to pick up a check, have it mailed,  or you could have a wire transfer set up as well.

Know that the buyers will almost always schedule a walkthrough either the day of closing, or the day prior to closing. This is so that they can ensure the condition of the home just before closing.

And with that, your home is officially sold, congratulations.
